Real estate company 'Build' along with RJ Dynamics have created a new product for clients interested in investing into apartment buildings. So far there have been very few (if any) offers like this in Japan, therefore it can be called unique. The new product features property management contract with guaranteed 6% pure annual yield income regardless the factual occupancy of the building. The 6% guaranteed yield contract is valid for 3 years and can be renewed consequently every 2 years after that.
  • Risks and costs normally faced by the owners of rental residential properties:
    • Low occupancy risk
    • No pay risk
    • Risk of tenant's 'disappearance'
    • Apartments cosmetic renovation costs
    • Obligatory building amortization and renovation costs
    • Property management costs
    • Cleaning costs (snow plowing in winter)
    • Property taxes
  • The 6% guaranteed yield contract does not cover the following:
    • Taxes to paid at the time of property purchase
    • Building damage caused by fire, earthquake or any other factors not caused by the tenant's activity

    • At the time of the contract renewal it is possible to negotiate the costs of the building obligatory renovation.
  • Example:
    • The price of the building is 80 million yen.
    • Full occupancy income is 850.000 yen.
    • Annual taxes and costs are 1.800.000 yen.
    • Therefore, monthly costs are 1.800.000 ÷12 months = 150.000 yen.
  • 6% guaranteed yield example:
    • 80.000.000 х 6% = 4.800.000 yen.
    • The client receives monthly payment of 400.000 yen, without having to worry about taxes, risks or running costs since everything has been taken care of already. The conditions of the contract can be revised at the time of renewal.
